Significant hurdles for 28-storey tower proposed in Cambridge

A proposal coming to City of Cambridge council on Tuesday will look to add another tower to Waterloo Region.

The developers are looking to replace a trio of old brick buildings near the Grand River at the intersection of Grand Avenue South and Hood Street with a 28-storey mixed-use tower.

The proposal includes 328 residential units, a mix of one and two-bedroom apartments, and six floors of commercial space.

Significant changes will need to be made to Cambridge’s zoning bylaws and official plans to make way for the build, as 28-storeys is roughly four times the size of what is currently allowed in this area of the city.

Tuesday’s council meeting will also include a public meeting, giving residents a chance to have their say on the proposed tower.

In a letter sent to council ahead of the meeting, delegate Greg Beifuss wrote, “I really struggle with understanding how development is guided and regulated in our city.”

“Are we interested in actually building a community where people desire to live, grow, and play, or fitting as many people into a hectare as possible?” he added.

The developers have completed noise, shadow and traffic studies as part of this proposal.

Cambridge councillors and residents will hear this proposal at the council meeting starting at 6:30 p.m.
