Waterloo Region home sales soar in March, prices ‘stable’

A very wet March didn’t hold back home buyers in Waterloo Region.

With the exception of Cambridge, home sales were up across the board in Waterloo Region.

Compared to February, home sales were up nearly 40 per cent month-over-month, with the number of newly listed properties up nearly 45 per cent. Compared to March 2025, home sales were also up, by a margin of 5.4 per cent.

This is according to Cornerstone Waterloo Region, which is out with its monthly housing data report.

In Cambridge, year-over-year home sales were down nearly 14 per cent.

When it comes to cost, Cornerstone said prices remain stable in Waterloo Region, with a slight dip compared to March last year.

The average price of all property types sold rang in around $733,000.



When it comes to why more people are buying, Bill Duce, CEO of Cornerstone, said some political moves may be a partial factor.

“The month of March also saw important announcements from the Federal and Ontario governments to remove the HST from most new homes, reduce development charges, and simplify the approvals process,” said Duce.

“These measures should encourage buyers to consider the new home market and support long-term supply.”
