13 towers of residential units being proposed in Waterloo

The next steps are in motion after Waterloo city councillors were presented with a proposal to develop residential towers in the Uptown area.

The proposed development would be located at 435 King Street North.

The project would feature 13 high rises for residential, office and daycare space.

A total of 2,972 residential units would be included, with 2,861 of those units being built as apartments and the remaining 111 as stacked townhouses.

The development will also have 3,517 parking spaces and another 1,780 spaces for bicycles.

Trevor Hawkins, a planner with MacNaughton Hermsen Britton Clarkson Planning Limited (MHBC), told council that the large amount of parking is a direct result of what the city bylaw requires.

“We didn’t want to appear before council and ask for a reduction when you have a project of this scale,” Hawkins explained. “We felt we could supply the bylaw amount of parking, but if there’s an appetite from staff and council to propose or suggest a lower rate, we wouldn’t necessarily be opposed to that being permitted.”

MHBC will be working with ABA Architects as the joint developers of the high rise project.

With council only learning about the project last week, the proposal is still in it’s infancy.

The next steps include getting feedback from city staff and the public, and taking that feedback to the developers to create a staff report that will be the subject of a formal public meeting at city hall.

If approved, the 13 tower project would be completed by approximately by 2037.
