April home sales report for Waterloo Region shows mixed picture

The real estate rollercoaster continues in Waterloo Region as inventory and choices for buyers are up, while home sales and prices are down.
That’s according to the latest report from the Cornerstone Association of Realtors.
It shows 595 homes were sold through the Multiple Listing System in April, which is an increase from the 459 homes sold in March.
However, the total also represents a decline of 14.1 per cent compared to April of 2024. The gap grows larger the farther you look back, as it’s also a 26.7 per cent decline compared to the 10-year average for the month.
“Home sales in April showed typical seasonal improvement over March, but remained notably below the ten-year average,” said Cornerstone spokesperson, Christal Moura, in a release.
It was a mixed picture for average residential sale prices, which came in at $789,639. That’s a decrease of 1.7 per cent from last April but were 2.7 per cent higher compared to March 2025.
Moura said one thing that’s really risen is inventory levels which are 75 per cent higher than the ten-year average.
“This shift is creating more opportunities for buyers who now have more time for due diligence and negotiations, while sellers are adapting to a market that demands strategic pricing and patience,” Moura said. “Waterloo Region’s strong economic fundamentals continue to support overall market stability, even as we move away from the intense seller’s market of recent years.”
