A case of “cautious buyer activity” in Waterloo Region this summer.
That according to the latest housing statistics from Cornerstone Association of Realtors.
Home sales were down nearly 11 per cent last month, compared to August 2025 and down 19 per cent compared to July 2026. New listings were also down by just over 14 per cent year-over-year, and 25 per cent month-over-month.
“While the pullback in both sales and listings may seem concerning on the surface, Waterloo Region remains the tightest market across our coverage area, yet buyers still have more selection than in previous years,” said Cornerstone CEO Bill Duce.
“It’s also worth noting the differences between communities, with the Kitchener-Waterloo benchmark price down 6.0% year-over-year to $628,300, while Cambridge showed more resilience, with a modest 4.2% decline to $666,400 and a slight uptick month-over-month.”
Across Waterloo Region, the average sale price of a home was around $722,000, which was down by 1 per cent compared to the same time period last year.

In July, home sales also dropped by about 12 per cent compared to June.
At the beginning of the summer, Duce noted July had the least options for buyers across their market areas.
