Public meeting held for 39-storey tower in Uptown Waterloo

If it’s eventually approved, it will be the tallest tower proposed or planned in Waterloo.
A 39-storey tower proposed near Waterloo Park, that has been in the works for some time, took another step forward on Monday as it passed a public meeting without any major pushback from councillors or members of the public who attended.
The tower is planned for the lot at 9-47 Erb Street West, across from Waterloo ark and next door to Waterloo Public Square.
The build would include 412 units of housing, 33 per cent of which would be two and three-bedroom units. The plans also include a mural or live wall installed on the side of the commercial space, which developers are open to working with councillors and local art groups to come up with a design.

The zoning bylaws in that area would have to be adjusted significantly to make room for this project, as that site currently allows for just 25 storeys, and the allowable density is set to be increased from 750 bedrooms per hectare to more than 3,000 bedrooms per hectare.
It’s an area ripe for development, sitting just steps away from multiple ION stations and Uptown Waterloo. The Atrium building, which housed multiple businesses, was sold to developers in 2021. The site currently holds spaces for parking for those who wish to access Waterloo Square and Uptown Waterloo.
The plans will come back to council chambers for consideration and eventual approvals at a later date.
